10 Madden Street, Wynyard Quarter – Level 5 Test Fit-Out by Unison Spaces
Unison Spaces collaborated with Precinct Properties to deliver a fully furnished Level 5 test fit at 10 Madden Street, Auckland’s signature building in the Wynyard Quarter Innovation Precinct. This innovative seven‑storey A‑grade commercial development features approximately 8,181 sqm net lettable area, with typical floor plates of 1,275 sqm, divisible for flexible tenancies.
Designed to inspire creativity and support agile modern workstyles, the building incorporates a side‑core layout to maximise openness and natural light. The architecture, led by Warren and Mahoney, draws on the marine heritage of Wynyard Quarter, with an industrial‑context façade featuring a living wall, brick cladding, recessed terrace datum, and glass‑rich upper levels, all grounded in artistic mana whenua detailing. While the base build and interior fitout were delivered by Precinct and their appointed consultants, Unison Spaces was brought in specifically to furnish one of the suites as a test fit—highlighting how interior architecture and furniture can come together to create a cohesive workspace.
On Level 5, Unison Spaces transformed a blank suite into a fully furnished environment that strikes a balance between performance and personality. Our selection of furniture was carefully curated to complement the interior hard fitout by Warren and Mahoney, enhancing the overall spatial experience without competing with its architectural intent. The suite features sit‑to‑stand desks that encourage movement and wellbeing, Herman Miller ergonomic chairs that support posture and performance, and collaborative modular soft seating that enables teamwork, informal meetings, and flexibility. These carefully selected elements show how strategic furniture planning can support adaptability, atmosphere, and productivity in a commercial context.
